I'm not too familiar with wholesaling myself but I know some of the basics. As far as I know you can wholesale without ever taking title, just reassigning the contract to the other party. You can also double close where you would take ownership for a day or a few days before closing again with the party that you are wholesaling to. With this you would have title but I don't believe there are restrictions. Maybe the agent is referencing wholesaling a short sale? I know with some of these there can be deed restrictions where you need to hold the property for a certain amount of time. Again, I am not too familiar with the process so I would definitely suggest doing your research before getting into wholesaling.

The company I work for focuses on residential redevelopment, so flipping houses. Mostly single family homes/ condos, the occasional multi-family. If you're interested in investing and real estate it certainly doesn't hurt to have your license. You can represent yourself in transactions to save costs and it allows you access to the MLS.
