It's really just a different strategy. Even when pricing it at a single price point, the seller likely still has a "range" in their head. It basically just gets rid of the arbitrary range. As @Daniel Berthiaume mentioned, it does open it up to a bigger buyer pool as well. You may hit those buyers who might not be searching as high as your list but may be willing to go higher with the right property.

Whether you price on a range or at a single price point it shouldn't matter too much as long as it's priced correctly.

@Erica Vargas Good luck getting your license and jumping into REI! There is no right or wrong answer in this, it's just going to come down to what you feel comfortable with. Are you considering relocating just to invest? Do you have a job as well? I ended up getting a few rentals out of state because of the prices here. I'm not sure if you are set on the owner occupied duplex/ multi-unit but SFRs are always another option for you to consider.
