Welcome to BP @Ziad Awad and congrats on passing your exam! It is great that you are getting started so young. Good luck with school and getting started in real estate! Something that may be good to consider as a student and can be a great way to get started with investing, is to get a property that you can live in and rent rooms to your friends instead of paying for dorms.

I am a big fan of contactually. It has a lot of great features and integration with other applications such as mailchimp.

I would suggest taking this time to learn as much as you possibly can about investing and the market that you are considering investing in. Read BP posts and articles, books, etc. Start to research your market area. What are the trends and what specific neighborhoods and areas would be good for investment.

I would also suggest starting to build your real estate industry network. Go to meetups and stop by open houses. Start to meet agents and other investors and tell them your plans. Pick their brains for any advice they have. You could also ask to shadow other investors. Offer some sort of value to them in exchange for you being able to spend some time learning from them.

18 months gives you plenty of time to get prepared. Good luck!

Welcome to BP @Andrew Stair! You could start out by just knocking on the door and saying you were interested in purchasing the property and if they are willing to sell (this only works if it is owner occupied). You should also be able to find out who owns the property based on the tax records. It may be beneficial for you to find a local agent in the area who works with investors. Not that you can't do any of this yourself but as you are just starting out they could help you with locating properties, writing offers, and analysis on the local market.

I got my license through Allied Schools and the entire course was online but you can also get printed materials. I would definitely recommend checking them out if you are comfortable with online courses. I think it took me about 3-4 months to get through all the material but I was doing it on nights and weekends. If you dedicated your time to only studying the material you could probably get it done in a month.
