@Matthew Husby Is your bank the only lender you have spoken with? I would suggest shopping around and seeing what other lenders can offer you. There are a ton of different loan products available, a lender who reviews your current financial situation will be able to tell you what you qualify for.

@Jared Brown, Different strategies work for different people and different markets. It is hard to say which of those are going to work better for you, the only way to know is to try each and track the responses that you get.

I would venture to guess that color would do better than black and white though.

Credit is definitely important so continue to work on that. Being able to take advantage of VA financing is huge! You can basically start investing with no money down. I think that your plan for a 4 unit is a very good idea. Use VA financing, live in one of the units and rent out the other 3. This would give you a great start in building your portfolio. You can only have one VA loan at a time but you can use that to keep growing your portfolio.

Their rules are definitely confusing, it's not just you. Craigslist has been making it more and more difficult to post using HTML to the point where it is probably best to just not use it. I see that they do allow <a> tags which is what is used for links, but if you are posting in the housing wanted or housing offered, you will see a disclaimer that you cannot use links to drive traffic to other places so that could be why you are getting flagged.

In regards to this:

It states, "please use HTML sparingly. Users generally prefer ads with little or no added HTML" while also simultaneously stating "if you use HTML in any part of your posting, you must use it throughout."

I think what they are saying that is if you start to use HTML formatting in your post, you must use it throughout the post for it to format correctly. It is just a consistency thing.

In regards to this:

This would not be considered HTML. A list in HTML would be <ul>(unordered list), <ol>(ordered list), <li>(list item).

@Scott BustosYou need the salesperson licenses in order to get the experience so yes, you need your salesperson license first.

The market in Southern California/ San Diego is pretty pricey and competitive. House hacking (buying and living in the unit while making repairs/upgrades, rinse and repeat) may be a good option as it can be hard to find properties that cashflow in this area but making upgrades to distressed properties can build you equity right away. Are you committed to investing in Southern California? I personally ended up buying some turnkey properties out of state because the numbers worked better for me. Not everyone likes the idea of investing out of state though.
