Always base your offer on UPB or latest BPO (whatever is LOWER). You'll often see UPB over double the amount of the BPO.

Also, Jon is right...I am a principal buyer/seller of NPN pools and often times when we put pools on the market, we get them sent back to us through 5 or 6 "brokers" that all just press forward on an email. Always request to speak directly with the principal before submitting any formal offer just to make sure things are real.

Hello to the BP community! I'm Jake, an investor living in Temecula, CA.
