Hi @Mark Balliet, welcome to BP! I've been a part of this site for a few years and as I get more and more involved, I'm finding more and more value within it. Such a valuable resource!

I've bought and sold over 100 homes in the San Joaquin County over the last 5 or so years (mainly in Stockton but also have done some fund stuff here and there in Modesto, Lodi, Manteca, Ceres, etc.) and I grew up in Stockton so please feel free to reach out to me if you have any questions about certain areas or just to put a second set of eyes on something. Hey @JC Cochran, I'm an investor and I've done a little bit of work in ABQ flipping houses and cash flowing. Not an agent but I'm happy to collaborate. I've had a ton of challenges with agents/contractors in Albuquerque and it took a while to find a few that even somewhat think like investors. Hey @Alonzo A., I personally really like 95204, 95207, and 95209. But if the numbers work, you can really do well in any area of the city. As I'm sure that @Wes Blackwell would tell you though, many neighborhoods can have random pockets in them that aren't...how do you say it.....as "nice" as the rest of the neighborhoods as they may be drug or gang blocks so I would always recommend asking for feedback from a few real estate professionals and not just the agent/broker/wholesaler that is presenting the property to you. BP has been a great resource for me for this kind of thing and I'm sure that community would work really well for you in a similar fashion.

I've made some great money from investments in more than a handful of these cities and personally know other investors that are flipping homes, cash flowing rental homes, and investing in commercial projects very successfully in probably 75% of this list. I've found that reports like this help eliminate some of the competition and allow for some very lucrative deals to be made.

Hi @Jesus Andrade, yes it is! Rental cash flow rates of return are getting slimmer by the month with the current appreciation, however, the flipping market is still very profitable should you purchase at the right price point. It is getting more and more competitive and some investors tend to overpay for their purchases because they cross major streets to nicer neighborhoods to comp out projects in the lower-valued neighborhoods. As long as you have solid comps that you cross-check/audit with numerous local agents and other professionals and the numbers check out, it is currently a top-10 market in the United States for real estate in general and a top 5 market for flipping.
