Hey Johnny, what area are you trying to build in? I am a Denver based GC that works with primarily developers. 

I'd be curious to see what he's doing. That's a pretty great price. 

What kind of projects are you doing?

To complete that SOW you'll need a permit in Denver. A GC that is not licensed in Denver won't be able to pull the proper permits. Technically in Denver if you are replacing any drywall that is over a 4x8 sheet you are supposed to get a permit. Obviously that would be pretty hard for anyone to track down but since your scope is quite a bit bigger and Denver realtors are getting quite savvy when it comes to remodels it would be in your best interest to get it done to code and inspected so that you don't have any issues while trying to close the deal. 

Floor and Decor for Tile splash. As far as hardware I don't think you are going to find anywhere cheaper than HD or Lowe's in town. Check Build.com for hardware stuff they have good deals sometimes.

Nice work. Pretty much all of my clients have jumped to new builds, with the high cost of land here in Denver flips that have good margins are hard to come by. I have been doing primarily new 3 story duplexes for the last 2 years. 

Will there be another one of these this year?
