Originally from east-coast Canada, currently residing in Calgary, Alberta. 

My wife and I each have good day jobs, and not much real estate "investing" experience.

  • We have a 3bed, 2.5 bath townhouse, 
  • 50% partners on a rental property (1bed condo in Calgary)

Goals right now are to continue saving some money, and hopefully add another condo to the portfolio in the next 1-2yrs. Right now strategy is to buy/hold and shoot for monthly income. 

Long-term I'd like to get into multi-family units outside of Calgary (crazy expensive), maybe the USA, likely back in eastern Canada where things are much cheaper.

Joined bigger pockets because for someone with a rental property I really don't know as much as I should; and I'd like to learn how to grow our portfolio.

Hi Scott,

I'm a newbie to the REI world, currently have a rental property (2bed condo), but looking to get into MFDs when it comes time to expand the portfolio (hopefully soon!).

I'm in a high-cost canadian city, so I've been leaning more towards US based deals. I'll keep you in mind.

We took possesion of the unit and handled our own tenant screening. But it's not something I want to do if we're trying to add a new property every year or so! Right now this unit is definetly considered "A Class" with low-maintenance tenants (so-far). I'll keep in mind your tip regarding PM services on certain classes only!

Some hire out, some have there own...... This is where choosing the right property managing company becomes VITAL!!! Turnkey-reviews.com by @Jay Hinrichs is a great site to search. I personally work with an excellent and knowledgable team @James Wise and his team have really shown me what a great property management company is. He is a great person to follow.

Every company is different, but ones that I have spoke with take first months rent and about 10% of rents. This covers advertising and getting the properties rented and collecting rent. It sometimes includes very small repairs. As far as repairs, they typically take care of getting them done, but you pay for them. It lets you be hands off.

Do they typically sub-contract out all the maintenance? I can see that they'd certainly get a plumber/electrician etc for the real repairs, but there are hundreds of things that come up in owning a property that don't always need a journeyman tradesperson. I'm just wondering if the maintenance costs are going to get drastically inflated due.

My wife and I currently have a 2bed condo, partnered 50% with some friends. It was a new build, we took possession mid-July and had it rented by mid-August.

Now that it's up and running, income coming in, etc. we are looking to branch out with more properties. One thing I'm trying to bring up is us bringing in a Property Management group as I anticipate the workload and phone calls will only increase as we add properties.

One thing I'm not entirely clear on is what exactly is included with the PM fees. Maintenance/repairs? Advertising? Just want to get some clarity on what to expect!
