@Kelley Lefmann You may want to read this if you are interested in Tax Lien investing.   Good material to start off with and understand your markets.

Understand there are tax liens which you receive a nice interest rate on your investment.  That investment is yours when the owner redeems.  Tax deeds are where you are interested in trying to end up with the property.

I am looking into vacant lot in a subdivision with an HOA. Its a gated community in GA with mountain views. I would appreciate any info on: do the properties tend to not sell quickly, do you stay away from these properties or if its a deal then go for it.

@Keisha Cooper - welcome to BP.   Check out the county tax assessors site.   For tax sales, you need to learn how to research the properties.   You live in Cobb county so check out this tax sale booklet - http://www.cobbtax.org/_fileUploads/files/2015_DQ_... to learn a little more.  Start researching here - http://www.cobbtax.org/taxes/default.aspx then look at the county GIS site to see what the property looks like.   You don't want to bid on drainage ditches or power line right of ways.    Happy bidding.

You win some and you lose some with the counties.  I think you might have better luck asking specifically for properties who are delinquent on their taxes which is not to be confused with tax delinquent properties that are going to the tax sale.   I've heard some have had success with Agentpro247.  I know that Seth Williams from retipster.com has used them before.  I just watched a video of Seth's that was quite helpful where he interviews another land investor.  I picked up some good tips.   Try this one:  https://www.youtube.com/watch?v=Ck_sju3Z0Vo

@Anthony Brooks I know FL has a lot of counties that put their TLC's online.   I think the site is Realtaxlien.com for some of the counties.    They also have some deeds online as well.   AL has its OTC liens online and those have already gone through the tax sale process so you have to wade through a lot of garbage properties before you find the nuggets.  Hope this helps.

@Roy Oliphant He said that was a tax lien and not a deed so he would have to wait for the tax deed which is 3 years from the tax sale.   At least that is my understanding of AL law.  Please correct me if I'm wrong.

Has anyone looked into selling your tax deed property via warranty deed vs QCD?    Will Warranty deeds sell for more than QCD's?   Will a Warranty deed sell faster than a QCD?   What are your thoughts?

@Ron J. Why don't you try and get the owner to sign the deed over to you?   Offer them a couple hundred and see what happens.  FYI>>The title is only necessary if you sell it.  If you rent it out, then you don't need the title right now.  I hope this helps.

@Clarence Adams Do you actually have the tax lien certificate or the Tax Deed.  In AL, if you have a tax lien certificate, then you have to wait until 3 years after the tax sale where you can apply back with the state for a tax deed.   If you have a tax deed, then you can start either a quiet title action or you can go through a site like taxtitleservices.com for the title.  Quiet title action will take about 6 months.  Hope this helps
