The go-to Austin Real Estate Investment meetup with a dedicated event space @ Draught House Pub & Brewery.

This just a casual get together to talk real estate the 2nd Thursday of each month! We’ll have fun and eat delicious food.

There will be house hackers, BRRRR investors, buy and hold, flippers and commercial real estate investors at this meetup! Everyone is welcome and make sure to bring your questions about real estate investing or about the current real estate market

**Please come with the intention to connect and meet other like-minded individuals rather than pass out as many business cards as possible. Want to keep this an as pitch-free environment as possible**

I've heard roughly $30,000 a lot but get a long DD period and make sure you get the city to approve everything before you close!

Is house hacking in Austin still possible?
Come learn how to reduce your living expenses and sometimes live for free hosted by Jordan Moorhead.

Jordan Moorhead has house hacked 5 properties now and leveraged it to scale his real estate portfolio to 90+ units. He has done mid-term airbnb, live-in flip, duplex house hacks, and more. Now he's sharing how you can do it too.

What is house hacking?
House hacking is buying a property with a low down payment loan and renting out extra units or rooms that you aren't using. It can be a great way to take steps towards financial freedom.

We'll even talk about strategies that are working well for us here today in the changing Austin market such as rent-by-the-room/airbnb/ect.

Quote from @Erika Albert:

Why would it kill a deal?  HOT should be pushed to the guest, and as others have mentioned you should already be paying HOT.  It levels the playing field for those who have been evading paying it.  This change just makes it easier for hosts administratively IMO.

How were you handling it on your STR properties in town? Manual submission?

Quote from @Elizabeth M Gunther:

Hello, I wanted to reach out and see if anyone has worked with stone oak management? I am turning my house into a LTR and moving out of state. I have a few rentals and have a bad experience with real property Metro so would like something new.

I like Tower Property Management quite a bit and they've done a great job for my clients. I manage my own here or I'd use them

Sounds like what I'm looking for!

@Jordan Moorhead hey good to know! Do you invest in properties too or do you tend to broker deals mainly?

I only invest in MHP, I don't broker it. We own 3 parks right now. I broker residential only

I don't know if everyone else has gotten the same email I got from Airbnb this morning talking about how they're changing the tax collection for the city of Austin. They're going to be collecting it from the booking now. Does this 11% tax kill any STR deals you have?

Email Body below:

Great news! Airbnb will start collecting and remitting the following tax(es) imposed by the below City for all reservations booked on or after April 1, 2025.

City Name:

  • Austin, TX

Tax(es) Name(s):

  • Local Hotel Occupancy Tax

Guests will see a separate line item for the tax(es) when booking. Airbnb will collect and pay the tax(es) to the jurisdiction at the next filing due date.

This is available or you bought it? How many occupied lots, what was the lot rent, what is the source of utilities and who pays?
