If you google MPI, they have some pretty bad reviews online. I get that lots of ppl only like to say anything when they get a bad experience, but I'm going to pass on them based on talking to another broker up that way as well.

I agree with @RyanSteele. The operating agreement can also dictate the outcomes of the questions about your partner that you presented. Recent research I have undertaken speaking to larger management firms out of state is if you have the right management software you can handle several hundred units with only a few people. Doug Holiday out of Idaho manages over 1000 units in different areas of the state with only 6 people in his office. Leasing agents I would imagine are utilized for rent ups but is have to reach out to him to confirm.

Dual agency- having both the buyer and seller represented by the same agent- I have often heard compared to going to court and having the same attorney represent both the plaintiff and the defendant. If you are comfortable with that, or if that's what it takes to acquire an REO in your market, and you are okay with it, then by all means. As an REO listing broker myself, I assign any interested buyers to a team of brokers that work with me, representing buyers only, on any REO I have listed. In the Chicago area I know this is not an uncommon practice. The key factor I see is there is a difference between a broker that sells regular, retail, or has a part time knowledge of distressed properties. Use a broker experienced with these types of assets.
