Hey BP:

I am selling 214 Monee, Park Forest IL for $15k Cash sale price or $24900 via owner finance.

I am the owner, and I am negotiable.

I obtained this property through Deed in Lieu of Foreclosure after acquiring the non-performing note.

It needs work, and it's a great opportunity to create cashflow for a credit sensitive investor who may not be able to get a loan or as a cash buy.

Rents in the area are $1300 +/- $100 for this property, and a link off zillow is here:

I agree, though I think 7 is a stretch. Call around a bit.

Most brokers that you establish a commuted business relationship with will give you a rough estimate of value for free, assuming they will get a piece of the pie (commission) when you buy or sell. If you don't plan on using any brokers, BPOs are a second option...

You can file a forcible detainer at the county for typically less than $110 in filing fees plus the cost of sheriff service which is between $50-85 depending on county abc the location within it. After service is confirmed offer a few thousand cash for keys. Typically we start at $2500 and negotiate lower the longer than want to stay. Sometimes they just leave on their own regardless.

All I know for sure is land contracts are legal instruments in the state of Indiana I'm holding a few in Indy I sold via seller financing. Good luck I hope that helps.
