depends on the terms worked out for the seller financing.

What area is this in?

Typically I love seller financed deals but sometimes it's a red flag and

Could be a concern if the seller can't sell in the open market without it.

Is a concern at that point I should say.

By filing in court you'd be reducing potential liability should the tenant actually still be residing there.

Are there tracks in snow?

Have you posted a notice to enter?

My thought would be get inside legally to check in the property and prevent any damages I.e. Freezing pipes etc and assess the situation.

If they moved out, post a notice and atore their stuff for 30 days.

Check local statues of course first.

Just thought I would throw out this question again, since I feel like the answer never came to fruition...

Can anyone recommend any PMs in Milwaukee they've had good experiences with? Residential, SFH and duplex/triplex?

I am a midwesterner as well. I have seen some great opportunities in the Chicago area, and I agree with Ryan. You gotta know where you are at because there is a large amount of property for sale on the cheap, and often it can look pretty on paper, but if you can only collect rent on odd numbered months due to a weapon on the other side of the door on the 1st-5th of the month, it's no longer such a good deal!!!

I have to admit I have seen some pretty good opportunities in Milwaukee as well. If you haven't heard it, listen to it, there is alot to learn!

I've got 2 little ones at home still and got them both set up with college funds. My thought was build up the savings, have the money available as an option if they choose to go to college, and take the 10% penalty with a stride if that wasn't in the cards and assist them with that money in the route they choose to take. I'm sure others think I'm nuts, but I feel it's a drop in the bucket in the grand scheme of life and business and most importantly moving forward with what you've got.

Pick a title company you've worked with in the past and closed with or at. The attorney should be able to hold as well, but having a 3rd party title co keeps a level playing field.
