@Lacey Haessler, wow, those guys marketing department is really good, they we're grooming you for the 'kill', fattening the cow basically, all those seminar days, they we're grooming you all. I completely understand the value of a VA but absolutely not at that cost. What I've done is breakdown all processes into steps, simple to understand repeatable steps, that made it easy for me to train my VA, aka sister who had extra time on her hands. Happy to share any process breakdowns if you go that route. Don't think twice about it, build your business systems and after you are confident in them, then train a VA if needed

@Ebony Brown, its not advisable but in cases where you absolutely cannot get in to see the property, then assume the worst and price it as a gut job. Home depot has useful project calculators that may help provide some estimates and/or per sq ft estimates

@Jacob Page, the PS agreement should be having a clause indicating how long it is valid for; a closing date. No PS agreement lasts forever, please check that agreement then based upon whether the seller is backing out according to the terms of the agreement or breaching the terms of the PS agreement can you then be able to decide on the best way forward.

@Edith Alvarado de Cortez, generally speaking yes, that does sound like a good comp, its generally ok to adjust upwards or downwards. Mason's advice about location is spot on, attimes 0.5 miles is in a different typa zoned area....know the area or at least try your best to get to know it before slapping on 0.5 miles.
