There is good debt and there is bad debt. There are a lot of good things about Dave Ramsey, but this is one of those that I don't agree with. Where I live in NY houses go for 600k  plus...unless you are a celebrity or born with a silver spoon or are wiling to work for 60 yers before becoming a home owner... you'll never own a house.

Getting creative and using Other Peoples Money is not bad, its sophisticated and 100% valuable. Besides, owning it outright makes you quite attractive to anyone looking to cash in via lawsuit. Why make yourself attractive to the sharks?

@Mei Acosta the idea of the investor buying it cash first could work, they wouldn't be buying it for cashflow but to make a quick return on Investment...might work....you never know

@Austin Bright I've had lively conversational type conversations with my potential buyers using all those questions, I personally wouldn't ask only 1-2 maybe its a personality thing but all of the above in conversation format works perfectly for me. No further questions to add, that should do

@Steven Rodriguez, you have started by doing the right thing which is asking questions, your mind is in a good place, keep inquiring, keep your curiosity up, keep learning, absorbing and asking, don't ever feel that you are annoying anyone by asking questions, read books, attend webinars, you are in a good place in life in that you don't yet have a mountain of bills to pay. utilize that time to build your knowledge @Dan Sheeks has  stretched out a helping hand to you- that's a very good thing and a very important type of relationship you need- someone to talk to, ask those questions, clarify your thoughts, get guidance. Keep at it Steven, looking forward to seeing more questions from your inquiring mind.

@Alex Yi to be honest, there is none more accurate than the other, almost all of them draw the data from the same source, its bound to give you 50% accuracy most of the time, are those the accuracy stats you are currently working with? if yes, no need to change. I use skip genie.
