I currently have 2 buildable lots in the Fairfield Glades TN community.

We built a house in that community last year that sold before we finished.

Looking to duplicate last build on one lot (2,200sqft 3bed/2.5bath ), and a smaller home (1500sqft 3 bed 2 bath) on the other lot.
We can build them for $200/sqft including my GC fee.
Last one sold for $257/sqft.
I am confident we can get $275/sqft min based on recent comps.
We own the land already.

If we build both homes at the same time I can get better lumber and labor pricing.

To build both homes: 3700sqft

Investment:$740k

Build time:5-7months

I am looking for either:
1. $740k loan @ 15% APR with loan +interest due at closing.

Or

2. $740k investment, investor collects 40% profit after closing cost.

Both properties will be collateral.

Both scenarios net investor minimum of $80k profit.

Any interested parties?

I can send pictures of previous home built and some of the work we have done.

Unfortunately I was denied because I ruined my credit trying to keep my construction company running. Big mistake!! I was hoping there was someone out there that is a private lender that could give me a bridge loan to purchase and sell the lots. They could possibly see my purchase price and see the potential selling price, realizing that the land will sell and loan would be satisfied plus whatever flat fee or percentage the lender wanted for the loan. This is my first time reaching out for financing so I'd love to hear from anyone that lends or had to get creative with raising capital. Thank you.
