I purchased my first property from RentToRetirement(RTR) in October 2020. They use third party PM. So far my experience has been very good with the PM I am with. If the PM does not work out, RTR will help you find a new PM if you need assistance. You are not obligated to stick with the original PM. The post below has details about my first property, although it does not contain much about PM. I am with RentersWarehouse for PM right now.

I made my first investment in Kansas City, MO this past October. I like Kansas City because it has population growth, appreciation, diverse economy, good rent to income ratio, cash flow, among other things!

I work full-time outside of real estate and I was also looking for a lower price of entry. I eventually came upon turnkey and thought this would be a great way for me to start investing while minimizing my time and risk. This is definitely not the best strategy for everyone, but it is a good strategy for me right now! Might be something to consider. The post below shares my first investment experience and I learned so much from this experience, more than books and podcasts!
Your idea of looking to provide assistance to local investors could provide you with a lot of valuable information and is definitely something to consider. Try to find local Real Estate Investor Groups/associations (REIAs) and see if they meet regularly.
If you do plan to invest out of area, I would recommend David Greene's book "Long Distance Real Estate Investing" if you have not read it already. Below is also a good article to read about long distance investing.

Getting started in real estate by buying properties with 20% down and financing is not a bad choice. You will start earning some cash flow, you will start building your equity, you will get some appreciation, and most importantly you will learn more than you will learn from any book or podcast. As your portfolio grows, you could evaluate different strategies to increase your income or to utilize equity to scale faster.
"Is this a death wish..." -> No, it is a great learning opportunity and with great deals could be very beneficial. However, scaling will be the issue. The process will be slow to start and as you get enough properties and build up enough equity, you can expand your portfolio.
For me personally, I work full-time outside of real estate. I am looking to eventually have enough passive income to be "work optional". I wanted to get started with investing while minimizing my time and risk. I decided turnkey was good route for me to get started (see post below). Even from purchasing my first property, I have learned so much about investing and things to look at or do for future investments. I plan to buy a few more turnkey properties over the next few years before looking at alternatives.

Could you explain why not to use a quitclaim deed? I am looking at setting an LLC up in the future and trying to learn best practices before I get to that point.
