My first investment (closed October 2020) was out of state in Kansas City, MO (see post below). The market you select is going to depend on your goals with real estate. If you are looking to BRRRR, buy turnkey, etc. or if you are looking for cash flow, appreciation, etc.. Also, you will need to determine what factors for a market matter most for you such as economic diversity, population growth, rent to income ratios, etc..

When it comes to real estate investing, the first thing you want to do is clearly define your goals. Once you define your goals, you will need to research and learn about the various strategies of RE investing (BRRRR, flips, house hack, turnkey, etc.) and figure out what strategy will best fit your goals (or maybe a combination of strategies).

Hi @Mark Roussin!
I closed on my first investment property in October 2020 (see post below). I decided to look out of state because my RE investing goals require cash flow and I cannot get cash flow in my local market without buying a distressed property and doing a full rehab. I work full-time outside of real estate and I have no background in construction so I was not willing to take on the time commitment and risk of managing a rehab. I decided a turnkey property fit my goals and would allow me to get started with investing and gain some experience. Turnkey is not the strategy for everyone, but for my current situation and investments goals, it works really well for me right now. Might be something to consider depending on your goals. I recommend clearly defining your investing goals first before doing anything else.
