Hi @Eddie Rogers!

Househacking would be a great option as @Timothy Smith mentioned.

If you purchase a property and state you intend to occupy to get a lower downpayment, but don't actually live in the residence, that is fraud.

No Problem! @Warren A.

Again, feel free to reach out if you had any specific questions about my experience so far, or if you ever want an update on how things are going in the future.

Hi @Warren A.!

I worked with Zach and his team and closed on a property in October 2020. My property was a rehab. My house had a very low price point. With regards to repairs, all major items (Capex) were repaired to make sure they had substantial lifespan. All minor maintenance items were addressed as well. I was provided a report, but I also chose to have my own third party inspection, and I always recommend for others to get a third party inspection as well. From October until today (so about 5 months), the numbers on the property are as expected. I made a post (see below) that has more details about the property.

If you had any questions for me about my experience, I would be happy to answer.

Best Wishes!

Hi @Kimberly Chan!

You will want to define your goals for RE investing. These goals will help you pick the best strategy and market to reach those goals.

Hi @John Bianco!

My property is in Kansas City, MO and my cash flow is around $230 per month.

@Álvaro José Calheiros da Costa

I did actually open an LLC for my first property. However, in hindsight, I do not think I needed it just for the one property since I am taking a slower approach to real estate investing. However, I am basing this on my own situation. Everyone has different concerns and tolerance for risk.

Hi Ali!

I had a few properties in my price range when I was looking to buy my first property. I liked this property based on the numbers. Then after researching the market, I decided this would be a good opportunity.

I did not travel to the property. I went through the whole process remotely.

Providers always provide a report (or at least they should), but I recommend getting your own to make sure you are getting an unbiased look. I recommend this to anyone who is considering working with any turnkey provider. Especially if you are not going to the property yourself.

Happy to share my experience. I wish you great success as well and feel free to reach out with any more questions you think I could help answer.

Hi @Andrew Haney!

I wrote a post about my first investment (closed October 2020). It was out of state (for me) and turnkey. I would be happy to discuss more about my experience if you have any questions.

Hi @Spencer Lindquester!

I recently (October 2020) made my first investment in Kansas City, MO. It is definitely a market to consider if you are looking for cash flow opportunities.

Best Wishes!
