Househacking would be a great option as @Timothy Smith mentioned.
If you purchase a property and state you intend to occupy to get a lower downpayment, but don't actually live in the residence, that is fraud.

I worked with Zach and his team and closed on a property in October 2020. My property was a rehab. My house had a very low price point. With regards to repairs, all major items (Capex) were repaired to make sure they had substantial lifespan. All minor maintenance items were addressed as well. I was provided a report, but I also chose to have my own third party inspection, and I always recommend for others to get a third party inspection as well. From October until today (so about 5 months), the numbers on the property are as expected. I made a post (see below) that has more details about the property.

I did actually open an LLC for my first property. However, in hindsight, I do not think I needed it just for the one property since I am taking a slower approach to real estate investing. However, I am basing this on my own situation. Everyone has different concerns and tolerance for risk.

Hi Ali!
I had a few properties in my price range when I was looking to buy my first property. I liked this property based on the numbers. Then after researching the market, I decided this would be a good opportunity.
I did not travel to the property. I went through the whole process remotely.
Providers always provide a report (or at least they should), but I recommend getting your own to make sure you are getting an unbiased look. I recommend this to anyone who is considering working with any turnkey provider. Especially if you are not going to the property yourself.
