I never moved a house trailer, but I've moved lots of big office trailers. Old ones don't stand up to moving well. And what you are left with is a big pile of trash to get rid of.

Contrary to popular opinion, there isn't enough value in the scrap metal to pay for the disposal of the trash.

I just watched the vid of your mayor. What is he like 15 maybe? I can't imagine he'd last 5 minutes playing the game the way the game is played in the Philly-NYC metropolitan area.

Just curious, how much was the demolition contract? What is the threshold for having to pay prevailing wage rate where you are? How much you wanna bet the contractor didn't pay prevailing wage. 

I'll bet "Opie the Mayor" and his buddies are sloppy about their activities

Chicks play a huge role in home buying decisions. And a woman's place in in the kitchen and the bedroom.

So yes, to a chick, a great kitchen, is what a big garage/workshop with automotive lifts is to a man.

Or depending on how much he is worth to you, sell the house to him at cost or a small profit. Maybe you could arrange for *SWIY to finance it for him.

Looking at commercial and industrial properties in Lancaster Pa. Does anybody know anything about the area? What  areas to avoid? Political climate towards business? Skill level of the blue collar population? (Mechanics, Millwrights, Machinists, Heavy Equipment Operators, Welders, Truck Drivers)

Buy and hold seems to work really well for those who like dealing with people. I unfortunately am not one of those people. As soon as I catch someone lying or trying to BS me, I have to get away from them before I tell them all about themselves.

Seriously, I'd rather deal with structural issues, HVAC, or changing the grade, than have to deal with a BSing liar..

I really don't have it in me to want to deal with residential tenants. Or from watching my parents and grandparents experience, bar and restaurant people.

So anyway, I think it all comes down to what you are comfortable with, and what you enjoy doing. There are no 'one size fits all" business plans.

Get your real estate license and establish good credit. Get a CC in your name and use it to pay for everything, but most importantly pay the balance off every month.
