The question you always have to ask yourself is,

If these guys are such real estate gurus, why are they spending their time giving seminars instead of turning real estate deals?

There are places where 5 grand down will buy you a house. That gives you 10 grand to work with. Don't be afraid to get your hands dirty. Even if you totally F up you'll get a better education, and most of your money back

I knew this guy that bought an albatross of a property in Philly. It was an old galvanizing plant, Damned place was a toxic wonderland. So he went bad on the mortgage, and the lender foreclosed and took the property back. When they opened the doors, they discovered the place was full of trash and demo debris. Building was almost an acre under-roof and 25 feet to the bottom of the roof trusses.

Who the hell wants a mobile home for scrap. Too little metal, and too much afterbirth. I guess you can always get some druggies to pull the most valuable metal, and leave the mess for you

1960's gas station with UST? I'll guarantee you that it's contaminated. In fact, I'll bet it's contaminated surrounding properties by now.

What kind of reason is he giving for billing you $110@hour instead of 70?

I'd stick with what you're doing and bank at least 700 bucks a day. (Personally I'd bank more) And run that "affiliate marketing" thing or whatever it is until it dried up and you couldn't milk any more cash out of it.

Lease it to someone who relines brake shoes, clutches, and other stuff lined with "friction materials".

Is there a loading dock, or can one be easily constructed? Is the floor a slab that is capable of supporting small forklifts, and pallet jacks?

Also, industrial/commercial tire dealers/repair shops are known to leave a lot of 'friction material" dust in their wakes

My first reaction to the whole PURL thing is 

"Who the F gave this azzwhole permission to use my name"

I can't be the only one to have that reaction.
