You might want to check a few local firms and compare how they handle tenant screening and maintenance responsiveness. Great post! I completely agree. Having verified leads makes a huge difference for investors. I work with off-market and distressed property leads, including full owner info (name, phone, email, mailing address) — all skip-traced and DNC-checked. Cesar, you're spot on — direct mail has really slowed down and MLS is competitive. I've seen a lot of wholesalers here shift to cold calling and targeted data lists to get more off-market deals. PPC works, but only if the budget is strong. Curious what others are finding effective too.

Sara, great questions — a lot of investors struggle with getting the right cold calling setup. Platforms like Upwork or OnlineJobs.ph are common, but the key is training and monitoring quality.

For follow-up, I’ve seen a simple 1-3-7-30 day sequence work well, then pushing long-term leads into monthly touches.

On CRMs, REsimpli and Podio are popular, but the best one depends on how big your lists are and how automated you want your follow-up to be.
