Hello all,
I have been exploring the world of real estate investing and would like to get some more detailed, practical info on the wholesaling. I have read a lot of general rei books and listened to many BP podcasts but I was wondering if anyone had recommendations on a book about wholesaling that has good practical information in it....such as do wholesalers typically include a home inspection clause in their contracts, etc.
Does anyone have any recommendations?

I'm a newbie and I am on my way to becoming a full time investor (starting out with flipping and eventually moving into buy and hold). I have read multiple books, listened to many podcasts (thanks BP!). I am going to attend several REIA meetings.
I have a great paying job, great credit, and about $60K in cash. Ideally, I would love to find an experienced flipper to learn the business from and I would be willing to help them out anyway that I could...be that with my time or money.
My question is this: should I continue to seek out an experienced investor who is willing to help mentor me in exchange for me helping them. (By mentoring, I don't mean holding my hand; I have done a lot of research and am fairly smart (or so I like to think 😀) but you obviously can't learn everything from books and research.) Or should I just jump out on my own and try to figure things out as I go? Any advice is greatly appreciated.

Hello all, My name is Joe Graham and I have been exploring the world of real estate investing (flipping homes) for the past few months. I have read multiple books, listened to podcasts, read blogs/posts, and spoke with a few individuals and I am in the process of developing my plan. My short term goal is to purchase my first property by October. My long term goal is to leave my day job and jump into the business full time by January 2018. I was just curious what folks thought of these goals? Too conservative? Too ambitious?
I am excited to have found this group with all of the great resources, information, and individuals on it and I look forward to eventually contributing back to it.
