The Greater Denver Area is a hopping place as far as investing.  People who invest in Denver get a twofold return with cash flow and appreciation on their investment property. @Chris Lopez has extensive knowledge of properties within the 470 loop. Chris also teaches many classes regarding "house hacking" and other investment strategies. Purchasing a multifamily home up to 4 units in the Greater Denver Area using an FHA Loan with 3.5% is possible as long as you plan to live in the property for one year. The areas mentioned that are surrounding Denver are also in high demand.
