I have raised capital in the past from different investors securing funds in different ways. Are most investors comfortable with 12% annually? I would like to here from the group whether they offer or are offered lower or higher returns. Thanks for the input.

I am looking to raise capital for flips and commercial construction projects. I am seeking funds ranging from 30k-150k. Each investment will need to be tied up for 4 to 8 months. Each investment will be secured with 1st position.

I am looking for an individual to buy out 1st position on a property with good equity. I can pay good returns on the investment, secure it with 1st position and will be a quick turnaround. 

The property is in a good area (Garfield Ridge Neighborhood, Chicago IL ).

I have a deal that has a balloon mortgage coming up soon. Please let me know if you or anyone you know would be interested in funding a refinance. I am half way done with the rehab and can finish fairly quickly. Details are below. 

Address: 5613 S Meade, Chicago IL 60638 (good area near Midway Airport)

Seeking 190k (lender will receive 1st lien position)

Estimated time to complete rehab: 7 weeks

Estimated resale price: $310,000 - $320,000

Work completed: rough plumbing, rough electric, HVAC, framing, drywall/mud/taping, primed

I have clients all over the US trying to invest in rental properties near Chicago area however I keep running into the same problem. Every bank/lender I come across will not lend to out of state buyers. Are others having this issue? Any advice would be helpful. These clients are looking to invest in 6 to 10 rental properties at a time.
