For my first, I started ordering stuff online to arrive same day as my flight. Then stayed there the rest of the week to setup. For the next few which were closer, I just ordered/shopped locally and got everything in my spare room. Got a few people together and went down with a U-Haul to setup. Most recently, I ordered a few things to be the house since the seller was nice enough to receive my stuff and throw them in the garage.
Possibilities are endless but regardless of what you do, plan to spend a few days getting to know the house. You'll thank yourself when you realize all the little things you need to buy.
Thanks for the insight, I love getting all the stuff in the spare room and then hiring out people to set it up. Not sure if that's what you meant but you're feedback inspired that idea so I appreciate it.

For my first STR I partially wanted to visit the area as I hadn't been there before buying, so I had almost everything ordered a few weeks before closing to be delivered right after closing when I went to see the house. I spent about 10 days down there setting it up and buying things on Amazon I needed last minute, as well as having my designer go to places like home goods or target or wherever.
My agent offered to have a service setup furniture for me and that's likely what I would do next time unless I want a mini vacation. Ask them who they use if they invest themselves and you should get decent referrals.
Some companies will just setup the furniture you've already bought, where others will furnish and setup the whole things for you. Depends on what you need but make sure you are still getting quality pieces if your market calls for it!

Hey guys,
Struggling with planning the furnishing of my STR. How do you all deal with ordering things for your STR and getting them set up in the correct way? I have boots on the ground as in my agent out there. But I might actually drive a UHAUL filled with a bunch of yard sale furniture to my STR. This is my first time with an STR but I don't close until next Friday. Let me know how you guys do it. Do you usually have people in the area setting it up for you? And how much would you pay for that?
Thanks,
Joe Stout

Quote from @Jill F.:
Like @Joe Villeneuve I am curious about how you are defining 'goal'? I use the following definintions for planning. I studied on it a bit when I was writing a business plan in the interest of clarity. What is your definition of a goal?
Definitions:
Goal- A time bound broad general outcome
Objective- A specific measurable outcome that supports a goal
Strategy- A broad plan for achieving an objective (and the goal it supports)
Tactic- A action used to implement a strategy
Policy- A guideline for making decisions: who does what and why, a principal of action ensures consistency and compliance with goals
Process- A series of actions to achieve an end (who, what, when)
Procedure- step-by-step directions for accomplishing a particular action

Currently frustrated at the moment because my goals keep changing. Based off of new information I pivot my strategy or my why and while I think it's good to keep flexible, it's hard to stay focused on one thing. How do others deal with this and is the answer really just to ignore new information and stay on top of one goal?
Thanks,

Cannot say that I know anyone who hosts over there unfortunately, but I will say that the area seems like a great place for having a STR! I know a lot of people from the Cleveland area who go up there for a weekend or two every summer. What did you want to ask of the hosts in this area? Or were you just looking to make connections?
Hey Shane, thats great to hear! I was looking to make connections with STR owners up there to talk about things with. What's unusual about the area? Are there lots of contractors there? Is there a great group of cleaners you'd recommend? Things like that-

I've heard wonderful things about airbnb here. It gets very dry during the off season but I've heard people making bank along the lake erie coast. Only issue is managing the property if you aren't managing yourself.
Thanks for the insight- planning to host this myself!
Hey @Joe Stout just out of my curiosity why do you want to have one from a distance that is so seasonal? Do you have any yet in more warmer, less seasonal areas? I know people who have successful Airbnb's there, I am just curious why you are considering it as a long distance opportunity.
Well my first thought was I needed a cash on cash return of 20%. I was looking in Davenport Florida for a bit however the returns were getting worse and worse and the barrier to entry was larger. In Port Clinton, for a second home, you can put 10% down and get a property that grosses 40-50k for 150-160k. The cash on cash returns get crazy there. To further that, I have a part bringing the down payment and that happens to be his favorite vacation spot! It's a regional STR market as well. Meaning, if there are any crises like the ridiculous inflation going on, or COVID, people will still drive to their regional vacation spots. Places that are fly in vacay spots like Disney World see a lot less action.
