@Karen Rittenhouse Thank you for the input. I have all the intention of using attorneys and attorney approved contracts to protect everyone. I'm probably overthinking it. Fair and honest seems like a solid formula.

When I originally heard of wholesaling it made me weary that in order to succeed I would need to be "shady". That's just not in my nature. After some research and understanding I see that it is a great way to help people in need and still turn a profit. In a business where recommendations and reputation are the source of the next deal it's important to me to be fair out of the gate. I'd like to hear some thoughts on how to not only ensure that I will get paid for my work but how to safeguard the seller and buyer so that everyone wins? Are there specific rules that you go by?

Thanks for the feedback Mike. You're right, it's pretty tribal out here and I'm uncertain on the local mud hut markets ability to cash flow. I'll definitely look into turnkey properties but it seems there wouldn't be much forced appreciation in that scenario? Of course I could be totally off on that. No matter what I'll keep studying and learning until the opportunity to work with someone much wiser than myself arises.

After pouring over hours and hours of videos, books and "step by step" learning material I've come to the conclusion that my education in commercial real estate has a lot of gaps. It's time for a mentor, but how? Unlike people in the states I am on an opposing schedule of the normal 9-5pm, limited phone functionality, currently deployed to Afghanistan, and work 12 hour days 6 days a week. Any tips on how to find and work with a mentor in my situation? Or some recommendations for reading material that gets into the fine details of contracts, direct mail campaigns, working with title companies, etc.? Thanks for your time.

Hi everyone on BiggerPockets!
My name is Joey and I'm new to real estate investing. My goal is to start operating multifamily units with a business partner in the outskirts of Nashville TN. We are both veterans and this will be our first venture together. This site will be my go to to potentially avoid fatal mistakes in the learning process. I am currently deploying so I've given myself this year to prepare and to learn as much material as possible on my own instead of bombarding pros with questions. For anyone around Nashville already in the real estate business I would like to buy you lunch when I get vacation time and meet the people in my area. I'm a firm believer in bringing something to the table, so if you help me I will help you in return. I understand this business is hard work and long nights and people's time shouldn't be expected to be given for free. Looking forward to the years to come and the friends to be made along the way.
