Sounds good Josh. Can't wait to see what you guys do with it! A course that I could highly recommend would be Vena Jones-Cox's Wholesaling and Advanced Wholesaling courses. Those are both jam packed with some pretty tight info to get people started. Also, the book "What Every Investor Needs to Know About Cashflow, and 36 other key financial measures" by Frank Galinelli is a great reference for the general math of figuring any deal.

Hi all! Just wondering if anyone had the chance to review Eric Medamar's course that he sells for about 99 bucks. It seems very promising, and from what I've seen of him, he seems genuine and knowledgable. Anyone have any thoughts about that? Thanks! :cool:

Hey Christopher! When you posted that ad, did you have a property to list, or was it a phantom property that you said was already sold when you got the calls? Anyone have any thoughts on the ethics of that? It's actually something I would like to try, but i'm kind of going back and forth with it.

Thanks Dustin! I've heard that First American is good for this kind of thing. They just emailed me back finally, and told me that IL is an attorney state. So apparently I have to get my contracts reviewed by my atty, which I don't have yet, and get back to them. Said it would be a conflict of interest if the title company reviewed them. Wonder which side of the learning curve I'm on :)

Hi all! I was wondering what you guys thought about this. I'm calling a title company today that was recommended to me, just to see if they are comfortable handling contract assignments, etc. When I call the title company, what is it that I'm supposed to say? As in, "Hi, my name is Joe Ziolkowski,..." I'm new at this, and I guess I am just wondering how the back and forth is supposed to go. Any ideas would be very much appreciated. :cool:

Ryan, I see where a lot of these folks are coming from, but at the same time, I have found your posts (all free) to be extraordinarily helpful to me, and I would certainly be willing to pay you to share your whole system, or to take a personal interest in my success beyond all that you've already shared on this site. You seem to have a genuine desire to help, which is both refreshing and rare. I would definitely take into account the stereotypical newbies' lack of initial cash. To promise someone mentoring and get them all excited, only to tell them that you want ten or fifteen thousand dollars upfront is almost cruel. For most people in that position, it is an almost impossible amount to come up with, or part with. Sure the service would be well worth it, but you get the drift. I like the deal split idea, or else have a contract signed that after they do x number of deals under your tutelage, that maybe then they could pay you that 5 figure number to conutinue while you help them make 6 figures. Let what they put into you, and what you put into them based strictly on their success. And whatever more affordable number that you decide to charge in the beginning will compensate you even for the tire kickers. Sounds fair to me. Thanks for everything you've done so far!

Hi David! I can't speak from personal experiece on this one. But I can tell you that my sister has a townhouse that she was living in before she moved (due to a neighborhood change) for which the listing just expired. And if somebody came along right now and took the place off of her hands, she would be ecstatic. I think it depends on the individual person's situation, but in hers, the listing is and remains expired because the realtor didn't perform (twice) and she is looking into other options to unload that place.
