@Jay HinrichsI see what you mean so for the buy and hold strategy this is great news but if Im purchasing for equity than this is not so good news. But I would think than that the best insurance against this is to buy in neighborhoods where its unlikely to to turn "rental"but that being said it'll probably be in "A" neighborhoods where its harder to get deals.

Also in your experience multi-fam's (even in good neighborhoods) don't appreciate well?

@Jay Hinrichs More renters, is good news to me, is there a downside to that?

Hey Folks,

Great article in the NY Times, essentially saying (YAY) there's gonna be more renters!

Hi All,

I've been shopping around for portfolio loans to refinance some of my rental properties.

I was contacted by another BP member who has has private lenders who said he and his partners can help me refinance - his rates are a bit better than what Ive been finding.

It's easy enough on his end to look see my credentials via credit checks - how do you vet a lender to know if they're legitimate?

Thanks!

Hi!

I currently got pre approved for a 250k blanket loan for my 5 rental properties
that are clear + free, I’ve got excellent credit and the terms are:

6.65% for 30 years

75%LTV

1% origination fee

— are these good terms or can anyone direct me to a lender?

Thanks!
