Unless you know the seller personally, there's no such thing as an off-market deal.

Sure, there are properties that are not listed in the MLS. But every property that gets to you via your "deal-flow" is just a placebo to make you feel some sense of exclusivity.

Any property a wholesaler sends you, has also been sent to several other individuals who have passed on it. If a good deal is simple math, why wouldn't they be able to crunch the same numbers as you?

Easy but not too effective: add your phone number to the Do Not Call Registry https://www.donotcall.gov/

Hard and most effective: change ownership of your properties to an LLC since these are a lot harder to skip trace

Hello from Indianapolis, Justin. Yes, cash goes a long way here. One of our users got a deal for $43k. Of course, there are other challenges that can't be avoided such as finding a reliable contractor, etc. But you can get a deal for a lot less in the Midwest.

Hey Amelia, analyze for STR, BRRR, MTR, or any other specific strategy? For me, I wrote a program that uses AI to flag potential properties based on ARV - asking price and only looks at the top 10-20 deals. So I spend 2 minutes each morning looking for deals
