I've gotten them with banks based on a LLC's gross revenues up to $50K.

I'm guessing $50K or less no doc

$100K low doc

not sure above that?

All the LOCs I applied for at BofA, BoW, USB, Wells were interest only Prime + around 3% in 2020-early2021

I agree and have been doing that for 12 yrs.

to prepare for my 1st primary home purch.

in my mid 50s hopefully all cash when

rates and reverse repos and quant. tightening

present headwinds after layoffs occur in the USA

It took a lot of hard work, a spreadsheet,

and daily bookeeping for a decade to go

from a post bankruptcy 530 to 800 at one point

along with a LLC that has six figures in credit, etc.

I haven't even gotten started and the first step

was a million dollars in credit and cash to start.

But kids that grow up on a smart phone

might not be able to pay dues LOL?

I would put it on the mkt. immediately,

watch Gammon on YouTube for why,

then move to a no income tax state,

where opportunities will appear

soon if there's a housing crash

before the date on the 1099-S...

you'll only come across a few

cash out ASAP,

watch Gammon on YouTube,

pay your taxes and get patient LOL

you'll only come across a few

opportunities in your whole life

move all debt to true business credit,

i.e. NOT Capital One, Discover, etc.

if you're starting from scratch,

get FREE EIN in 15 min.

then FREE DUNS in a few more

then study YouTube or CreditBoards

so you can get your visible debt to $0

and LMK if you need free personal advice :)

get out while you can,

then wait...patience :)

I can tell you're stressed,

health is #1 in life!

you will only see a few

GREAT Q Julie because I've left CA twice now because of the cost of housing and taxes!

But that's another several stories...

so let's get back to your Q :)

In my opinion, any career change,

comes down to skills over passion.

Unless you can handle lot's of trial

then failure then learning skills.

So I would say you need to be

VERY comfortable on the phone,

as opposed to being a face to face

"people person" like the Boomers :)

I just don't think texting typos

works out of state LOL :)

Talking on the phone is the

highway you have to fly down

to scale out of state deals right?

Have you done any real DSTs NOT Delawares?

If so, how do you trust the trustee?

What if they die, run, etc?

Why isn't everyone using these

instead of over paying for

semi-desirable 1031s that

keep building the house of

cards higher and higher?
