This is a great house in a great location.  

It is currently a rental property.  The tenants will be moving out in a month.  The property belonged to the current owners parents.  

The house is in great shape and the flip would be almost entirely cosmetic.  

ARV would be around 150,000

Hey guys!

I'm a wholesaler in Indianapolis, and have received a lead on what could possibly be a super hot deal!  

The problem is it is outside of the market that I usually work in and I don't have any buyers.  I would imagine that in a town like this (Wilkinson, IN) there might be one "deal" a year to be had, so how have you guys gone about finding buyers for this type of one off situation.

Good cashflow opportunity here.  Property is currently under lease for $660/month.  Comps  around 45k.  Purchase price 35k.  Pictures were taken before current tenant was placed.

My $.02. That's way too much money for a piece of property in that neighborhood. Duplexes are seen as not ideal in Indy, especially in bad areas. On paper it might look good, but your tenant turn over will most likely be through the roof. If you want to buy property in Indianapolis PM me. I've lived in Indy my whole life and I will gladly give you my opinion on the area for free

Hey everyone! My business partner and I have successfully wholesales around 40 deals in Indianapolis during our first ten months! Neither of us have had an active RE license the whole time... Some opportunities have presented themselves and Long story short my business partner now has an active real estate license. Do we need to wort about getting sued for equity striping? There's so many rules and "ethics" that realtors have to abide by that Investors don't. I have a very strong personal business ethics and I know what we are doing is not wrong, but I also don't want to get sued. I would appreciate anyone's opinion and or advise as how to avoid this situation. Thank you for your responses in advance!

@Langdon Root I would say you answered your own question.  Why would you want to but a "bad deal" when there's tons of great deals out there?  Especially since you will be living in D.C...  That doesn't mean that there's no way that this could be a good deal, but I would advise to only buy if you can get the property at a price that you personally consider an "exceptional deal..." for you...

Being in a rural setting or a "small town" also means that vacancies will be harder to fill, and reliable property management might be hard to find.  

Go with your gut... and if you're dying to invest in Indiana, give me a buzz... There's tons of great wholesale deals down here in Indy!

@Mihir Bhimaraju I have no experience with the surplus sale, but from what I've gathered from other investors it's very competitive.  Also it can be expensive and difficult to get the title cleared on those properties.  Just because you bought them from the city does not mean that someone else does not have interest in the property.

As far as the tax assessed value going down... That's great!  If you're going to use it as a rental property.  The less taxes you pay, the more cash flow you will have.  Just as long as the rents and or the actual property value aren't going down as well.

@Jay Hinrichs these are all things that are very true. Wholesaling in this market is definitely comparable to used car auctions!  I think we went off on an out of state turn key tangent. The guy who started this thread lives in Indianapolis so I personally think he can be successful! I don't even think he specified that he was looking for cash flow properties. You can certainly be successful doing retail rehabs in this market with acquisitions in this range as well! Do your DD and be disciplined and you I'll be fine. @Mihir Bhimaraju I believe in you!
