Sounds like you need a lawyer. In the state or county you work in. I'm sure you can try and negotiate with them. However if I'm the lien holder I'd probably tell you to kick rocks. They have a lien against an asset that's appreciating and all they have to do is force a sale. Could still be worth the effort but don't be afraid to move on and just find the next one.

Hey Jack,

Part of being a real estate investor is being able to decide what a property is worth on your own. You are the expert so you should be making offers based on your numbers. You should look at comps in the area to see what similar homes have sold for. The metric dollar per SQFT is a helpful one. It might help to search the forums for something like "how to value a home". Feel free to reach out with any other question or generating off market leads.

Hey David,

The best way I know to get ahold of an owner of a specific property is through direct mail. You could even try and google their name and look for a phone number. Sometimes the counties provide a mailing address different from the property address. Those properties you are discussing can be gold you just have to get in front of the right people.

I think Jerryll is off on saying direct mail is "a very very bad idea". However I think a lot of investors fail because they just mail anything. You need the right targeted lists with a good message and you'll do great. I'm all about quality over quantity.
