Jennifer Escobar I went to the Kovat school in Maywood. It was kinda far for me but it was 3 weeks and the instructor knew how to teach. As far as meet ups. Look them up on Meetup.com for the area. Just type in real estate investing. However, I enjoy two in Newark, one by glen galluci and the other. Y Samuel colon.

Mario Gonzalez if you need recommendations of lenders in your area, I have a few. Not to mention, I'm working with a client in a very similar situation as you and showing some 3-4 family homes that he plans to do a 203k loan with.

Jose Arismendi first off, congrats on getting into real estate investing. It's a rewarding endeavor. Second, if you haven't already, take a look at the podcasts here as they are an incredible research. Third, network with others around the area. Fourth, as far as buy and hold, think critically about what you want, the risk you're willing to take, the areas you want to invest as in my opinion, having a broad generalization will lead to little to no action. Also, make sure if you plan to have a mortgage, get a preapproval from a professional. If you need help in any of this, I can provide more information. Good luck and have a great day!

@Anita Kollory as far as returns, it all depends on what type of loan you'd be getting, your comfort level of buying locations, how much you're approved of, and several other factors. I recommend Belleville better than Nutley for returns in cash flow, but there's a better chance of appreciation in Nutley. Then, you need to ask, do you have children? The school system in Nutley is much better in my opinion. Finally, I honestly prefer certain parts of Newark more due to low taxes and cheaper real estate. But once again, it depends on several factors. I'd be glad to help further.

Anita Kollory congratulations on looking for a home. I know Nutley is a great town as I live in Belleville right next to it. In my opinion, it's not the best to buy for a multi family as you won't even get the 1% rule but you can probably have an appreciation play there. I suggest if you haven't already, get preapproved by a reputable lender and shop around.

Suril Dalal from those numbers, it doesn't seem like it but a lot of info would still be required to give you a 100% direct answer.
