@Richard Wilson congrats on your first steps. I'd say go with an FHA 3.5% owner occupied loan. But of course don't overspend, you want to have equity and want to be able to cash flow. Maybe 203k would be great as well. Overall, it depends on your level of comfort because some areas of Newark can have great cash flow but a little more dangerous. While other areas have better appreciation but less cash flow.

@Adrien Salvador Keith Maurino does both. I am not sure if he is a BP member but hes a tank sweep guy and home inspector. Gets it done within a day or so.

@Leche Hopkins Welcome to BiggerPockets and congrats on your leap. All I have to say is that analysis paralysis is real. I did a total of 1 1/2 deals my first year. Technically 4-5 on my second year and now I am just going into my 3rd and I have 9 UC with several others I am working on already. Just push through everything. @Sumeet Gangwal around here you probably won’t get around 80%. Highest I’ve seen but haven’t used is around 75% and those are bigger lender that usually give a high interest rate of around 6-8%. And how a refi for the brrrr works is you buy with an entity with a hml or your own cash, rehab, rent, and then refi in that same entity. Hope that helps

@Sumeet Gangwal Welcome to biggerpockets. If no one has mentioned already, some lenders to look to that are local are Arkad funding, Alpha, and Rescap just to name a few that I've used. As far as contractors and inspectors, there are several on the forums you can reach out to. . As far as lenders, I have used Columbia Bank for a refi at 70% ARV.
