Doug Emerson once you get the details of the portfolio, id reach out to several bigger guys in your area and see if you can structure a deal where they can come in with some of the financing and get a return on it or a portion of the deal. Also, id reach out to friends and family about the deal and professionally bring it to them as an opportunity.

John Trommelen welcome to BP. There's a lot of great info on here so be sure to network. That is the key to all success in this business. Hard money and private lenders are great once you learn enough and know what you're doing. Someone wise once told me that in this business, you should be able to make money with little to no money. For example, I just closed on a fix and flip project with $0 out of my own pocket. The purchase and rehab was given to me by a private lender who was through a BP person I know's friends friend. Regardless, what I'm trying to say is that you don't have to follow the same path but talk to several other lenders as there are options with smaller credit unions if you're strictly looking for buy and hold without having to do rehab. If you want to rehab, you need to think about your criteria for each property more specifically as you will most likely use a private lender or hard money to start the deal and then try to refi into a mortgage. Overall, there are several ways to get involved, money is abundant so if you try your hardest and it's a deal, it will be funded. I hope that helps!

Kavita B. From what I'm seeing, you still haven't picked out specific criteria you are looking for. Maybe look at that and then the specific towns may follow. It's a funnel so remember that.

Ghulam G. Who was your attorney? Don't say it in the forum but I'm curious to steer clear from in all transactions. Also, agree talk to the lawyer about the earnest money. I am not an attorney but in my honest opinion, I think you should be able to get your money back AS LONG as there's not verbiage in the contract that says otherwise.

Miguel Sanchez with the limited info you provided, I would probably let him rent because that is the only issue. Also, I would see if he can find a cosigner. If not, I probably wouldn't have much of an issue either way. Regardless, in regards to his history, how old is he? Before the previous landlord, did he live with his parents? Etc.

Sri Yalam it looks like JC will continue to appreciate for another 2 years or so before anything may happen. That's my 2 cents as a realtor and investor.
