No problem @Mario Gutierrez. I hope it helped a little. Although you may not feel it is possible, I'd highly recommend at least looking into it and driving neighborhoods you are not sure of because you never know if you actually like it. Furthermore, just following the thread of you writing to others, I had the same mentality about not having family to help me financially. In fact, it was my wife and I that worked together to get our first house via VA loan so we got the closing costs money for it. Then, as far as my flips, I have used $0 to acquire them and I didn't know the private lender and some other people beforehand. BUT I did network and build trust around colleagues. Someone once told me, if you cannot get into real estate with $0, then you are doing it wrong. Money is abundant, its mentality that must change. I hope that helps and happy investing! Mario Gutierrez welcome to BP. And yes you're on the ball about fair lawn. I don't typically see many properties over there that are multi family that aren't retail. Again, it's not a big multi family town though. If you want the best cash flow, I'd recommend going to a less desirable neighborhood first and "slum" it out a few years. That's what I've been doing and cash flowing $100+ a month so far and when I move closer to $1000 and then just doing the same thing with another Va loan for me while also doing fix and flips.

@Eric Costa I understand what you are saying. I do recommend though to at least see if you can get preapproved and speak to a few lenders so you know exactly what you need when you are prepared. Furthermore, you do not want to be stuck with analysis paralysis as I was part of that initially. Regardless, the multi-family market in Belleville is competitive. Anything on the MLS has basically been going for more than ask and it affects how much you can actually make from the rental. I mean Belleville is a nice town so you typically get better tenants, but taxes are higher than most areas. I am still on the fence for this fix and flip I am about to purchase which is a two family if I want to keep it or not because of those factors. However, if bought right, then it could cash flow really nicely as rents are pretty high to offset taxes. I hope that helps!
