I just started using the voicemail technique because I became too overwhelmed trying to answer the calls myself on my first two mailings.

I just sent out my 3rd mailing which should hit tomorrow, do you have suggestions on what is the best voicemail recording to use for YL and mail merge postcards?

I do the same as @Rachel Leonard . Craigslist is full of crappy wholesale deals and real estate agent ads, so trolling is mostly a waste.

I advertise for motivated sellers on CL and I get a lot of action, but mostly from wholesalers or horrible properties in the worst areas. Oh yeah, and mobile homes, go figure I get a TON of calls to sell mobile homes.

I am considering using the Alex Joungblood method, send out volumes of postcards and if they choose to leave a message after your minute long recording, then you KNOW they're motivated.

I would say 25% of my yellow letter responses were mad or confused, and 50% were just curious. It seems like a waste to pay someone to answer the phone live when only 25% are potentially motivated leads.

On my first YL campaign I did what Sean Terry said and made it sound like a personal voicemail, but I have a feeling this caused a lot of people to think they were calling the wrong number so I got a ton of hangups.

I have my mail-merge postcard going out this coming Monday and I am going to try the voicemail recording method to weed out the curious callers.

I the have the dreaded "Full Time Day Job" so I don't have the option to answer the majority of the calls, so I am kicking around the best alternative method.

I will let you know how it goes and please keep us up to date on what seems to work the best for you!

Brandon, I am considering hiring Patlive as well to test for motivation as well as personally answer every call which I can't do.

I am curious to find out if Patlive has worked out well for you?

What script do you have them use when answering calls from motivated sellers?

I just wanted to share a quick tip for PPC.

So I have used PPC before but last month I upped my budget and decided to go full force at attracting motivated buyers. I am currently using Google Adwords and Bing Adcenter (this included Yahoo! as well).

I became very discouraged at first because all of the keywords that I wanted were anywhere from $1.25/click all the way up to $4.50/click. Obviously at first I am adding up the number and thinking "this is insane, only Sean Terry could afford this!". So anyway I took the leap and increased the bids up to get on the first page of search, my highest bid was $3.50/click.

Well the point of this post is that what I found is that I am still not paying anywhere near where my max Cost Per Click was set. I am getting 10 times more clicks per day and only paying an average of $1.05/click.

I am not sure why or how this happens (maybe a PPC pro could comment), but I was pleasantly surprised that I was spending less per click as well as increasing my traffic!

Great Post, I closed a wholesale deal 2 weeks ago and in the sellers contract I had "Buyer pays all closing costs", but in the buyers contract I had "Closing costs will be split", so me being in the middle had to cover about $1,300 in closing costs and title insurance.

You're darn right @Chris Adams , I will never make that mistake again!
