Hey Mike, I am currently wholesaling in the Columbus market. 2% is pretty common is some of the rougher areas, even 3%-4% is possible. If you are looking for working class neighborhoods with low crime, 2% will be difficult to find, but possible. Marketing to motivated sellers I come across these gems every once in a while, but they are rare.

Welcome @Jessica Russell ,

I grew up in Bowling Green, Ohio so very familiar with Perrysburg!

One good way is purchase a list from www.listsource.com of cash purchases in the last 6 months in your area. I would guess for that small of an area you could get the full list for $50 or so.

Good luck to you!

I just had to share this, pretty funny. Goes to show you never know who you're going to find. I live in Columbus and got a call today off a yellow letter from a former OSU football player who also played in the NFL for 8 years. He didn't even let me talk he just said "Is this John, this is (insert celebrity) and I'm not selling my damn house so quit bugging me, unless you want to pay half a million for it" CLICK.

So pretty funny because I sent a single letter, and he called me from an unknown number 5 or 6 times before I finally answered because he wouldn't leave a message. So who is really bugging who here???

My letter says "... I pay cash and can close quickly, if you are interested, please call me at xxx-xxx-xxxx". So many people ignore the "if you are interested" part.

I find it amazing that people get multiple pieces of junk mail every day that they toss without opening, and they don't feel the need to call up Chase or Capital One or Trugreen every time they get a letter to tell them to screw off???

Anyhow, just got a kick out of it, wanted to share. If you are starting out certainly don't get discouraged by this, there are always going to be haters!

I just got back from meeting with the agent. She is a family friend and just helping them move the property. Tenants are still in and have been served and owner just wants out.

I told her I had investors and she said if I needed to show them the property anytime let her know. I am going to be double closing, so would she accept a letter from the Cash Buyer saying they will be funding the deal and maybe POF of their funds?

Thanks @Darren Sager

The seller is fully aware they will be covering the RE Agents fees, that part won't be an issue. I am not trying to get out of that, I am only trying to make sure this deal gets to closing.
