Ryan Narus and Ian Tudor look them up. Planning for a new one is near impossible since most cities don’t want to add new MHPs plus in some states to sell the individual Homes if you sell more than 3/year you need a dealers license. Get in with a great operator & Park rehabber to start out with.

If it’s a flip then engineered is a good idea. Not a good idea for your own rental. Yes check on the veneer thickness and if it’s prestained or if you have to stain it.

Laminate over it with the 1/4” GWB just make sure the door and window jambs line up.

Generally it's your cash, or cash from a close group of investors who you have quick access to the funds, it could be a HML but most HMLs want you to have 20% skin in the game

Agree with both Andrew commenters, probably going to be like it was with solar panels (incentives, reimbursements). Also likely HUD will offer new homeowners credits on rehabs that includes weatherization. That Cleveland program, some other cities have as well but that would be tough to nationally implement, tough to get cities to enforce it if you're not paying for their staff.

BP has some calculators you can use, easier to use them from the desktop. Checkout on insta @investfourmore he's a flipper and buy&hold based in CO and has a BP Show. Condos can be tricky with the HOA and boards and special assessments but there are some lower price points and don't have to worry about a ton of maintenance. SFHs are tried and true, there's a ton out there about investing in them. When you do get to buying a house consider a duplex "house hack" with FHA loan, or perhaps you could figure that in college with a parent co-signing the loan and you can rent out rooms to buddies.

Take a year, I know it seems long but trust us real estate and “deals” will still be there albeit anything you’re looking at now won’t. Take a year and 1- listen to a BP Show per day, 2-cut your living expenses as much as you can believe it or not you can find $1,500/month by reducing rent & car & cutting luxury expanses and in a year you will have $18,000 - this will suck but it’s an investment!! 3-Network! On BP forums, meetups, REIAs, coffees, find your local experienced operators/NOT paid gurus and see if you can help them find deals, drive for dollars, analyze deals, line up contractors - it’s your unpaid internship to soak up as much experience as you can handle - - best of luck!!
