2 options as you mention 1- You can “double close”: Seller to you at 10am, then You to buyer at 11am. This is also good because the Buyer doesn’t see your Fee / original Seller’s price. Or 2- just one closing but the Buyer will see the Seller’s price. Many beginners don’t like this since they’re worried the Buyer will start talking direct to the seller, or that the Title Co will say something stupid out loud. I’d go with the double close on your first few especially until you know the Buyer won’t screw you or try to cause a shakeup.

Water damage to laminate countertops can happen depending on the tenant. But laminate countertops at HD are so cheap that some landlords just replace them and salvage the sink and reinstall it.

Also, we’re moving to Asheville in the spring and will be looking to invest in Chatt so I might be reaching out then to partner or pick your brain on local contacts.

Rent of $950 is due on the 15th. Rent of $900 is due on the first. That way it’s not a penalty, it’s an incentive.

Don’t over improve beyond what the market rent will allow. On the other hand “tenant proofing” to minimize damage is important, like a solid surface Wilsonart or Formica.

You'd have to combine all 3 mortgages into 1, and then get a LOC on that, but only for 70% and it doesn't seem you have enough equity to do that right now.
