@Doug Spence - the Base Realignment and Closure commission. Legeune and Bragg were to both get larger. Recently, they have announced that the MARSOC division in Camp Pendleton in California (about 800 Marines) were being relocated to Jacksonville. Counting their families, support services and support industries, they are anticipating around 3,000 total people moving to the area. The trailing spouse is another issue. Often times now the trailing spouse has a college degree and needs a job. That has led to a lot of the growth in Hampstead being that the spouse will work in Wilmington while the service member will commute to Jacksonville.

Following BRAC has proved helpful to my brokerage business (commercial). Jacksonville. Also look for diverse economies, I’m in Wilmington and we’ve seen tremendous growth in FinTech, Bio/Pharma/CRO and other non-tourism, non-film industries. We’ve been developing at both ends of the spectrum (high paid tech and middle class manufacturing/service industry). I think Holly Ridge is ripe for opportunity, as is Hampstead, if the county will allow new development to continue. Those areas will largely be driven by sewer access.

AirBnB rates can be comparable to hotels if they are more than 2 bedrooms. But they sleep more people. There is a story now about the lawsuits and a state regulation sun setting in another part of the state that will fall under the judge’s current orders. It’s about to get very interesting.

Wilmington, NC has what you need. Our vibrant, historic downtown is only 12 miles to Wrightsville Beach (more stand up paddle boards per capita than anywhere else in the world). Anywhere in between can be a perfect place for you and our airport has direct to Laguardia - in fact I’ve flown to NYC for lunch and back in the same day. Definitely a foodie city and breweries keep opening. We now have at least 3 local distilleries, only 1 with a cool old building (End of Days Distillery). At a minimum, give us a visit, BP Meetup the first Tuesday of every month at Waterline Brewery.
