Lots of water here in Wilmington, a large university, one of the biggest and best community colleges, the largest & oldest historic district in NC and a thriving arts scene. There also a burgeoning bio-pharma & FinTech scene that’s diversifying the economy. The downtown riverfront is only 12 miles to the Atlantic Ocean.

I’m thinking about doing a house hack for my son, who is a freshman in college. Has anybody done this before? I’m sure if he can make consistent money at a part-time job, he should be able to qualify for a first-time home buyer with Fannie Mae. Does anybody know how much income he needs to show?
