Here in Wilmington, NC, we are anticipating another 50,000-75,000 ppl to move into our MSA over the next 15-20 years. While prices are high right now, many folks who lost their values in 2008-09 have crested over those pre-recession values and more by now. Be on the lookout for how the local economy if fueled: large employers, fast growing companies, and in general, how diverse the local economy is. If it’s tourist centric, see what the secondary economic driver is. How is the entrepreneurial eco-system? Is there a support network for startups? How is the cultural arts (theater, music scene, art shows, etc? Clearly, I like my city, but those are some thoughts you might consider when researching down south. My wife’s family relocated here in 1994 from Long Island. We also see “half backers” - retirees who love to Florida, realize it’s too hot and too far away from grandchildren, so they move half way back.

Happy to chat about Wilmington. Vibrant, historic downtown on the riverfront, only 12 miles from the beach. Everything in between is called mid-town.

Hi Chelsea- I’m also a new investor, doing build and hold in the Opportunity Zone of downtown Wilmington. I’m going to the meet up in January.

@Jessica Brennan you should ask the sister to hold half the purchase price in escrow until the brother is out of the home for up to the number of days local laws take to evict. Each jurisdiction may be different in the number days, but family issues are emotional, and often expensive. This way the sister is invested in him leaving peacefully. The escrow amount will be used to repair any damage caused by the brother.
