This question concerns a property in a non-freeze area.

I want to shut off the main water to the property (SFR) for a week. How will this affect a gas water heater? Do I need to turn off the water heater as well? Or can I leave it on?

I'm currently testing Venmo among a small group of my tenants.  I'm a bit skeptical to the whole social media vibe of the thing.  I assume that my tenants can all read each others comments and see who my other tenants are.  I've set my settings to private, but I don't really trust it.  Maybe they're as notorious as Facebook when it comes to moving the goalposts for privacy settings.

 Also. they seem to not have fully developed their business side yet, so maybe it'll work different then...

When I redid a bathroom in my personal condo I had to take out two layers of wall tile. It was nicely installed and also had been painted/glazed over at some point. It surprised me because I didn't know you could tile over tile. Sorry, I don't have anymore details.

Am I correct in assuming that to be able to pay your $800 LLC tax you would have to register your foreign LLC with the FTB in CA? Essentially you're only registering for the enjoyment of paying the tax...

I assume that the buyer doesn't have the down payment for your property or can't carry two mortgages at the same time.  This could be resolved with a concurrent closing, you close both escrows at the exact same time.  I did this with my primary residence in November of last year.

I would suggest to put a clause in the contract that they have until June 26th to open escrow on their house.

Also, use the same escrow officer for the concurrent closing...
