There are plenty of programs for first-time homebuyers, including many with low down payments like 3% and some even offering 0% down. Your eligibility for different programs just depends on your income and other factors. Feel free to reach out with any questions!

Hi George, 

I definitely think having your son house hack is a great way to get started and gain experience. Starting last month, conventional loans lowered the minimum down payment needed for an owner-occupied 2-4 unit property to 5%, though you can always put down the traditional 20% as well. Hi Vince, this just means there are no lender fees at closing. That's something most lenders can offer, however it comes at the cost of a higher rate (there's no free lunch). Feel free to reach out if you have any questions or want me to look over a loan estimate for you.

Hi Jose, 

For hard money, you'll have to put down at least 10% of the purchase price, and they're not going to want that to be money borrowed from a friend or family member. For a primary residence purchase however, there are a lot more options including 3% down conventional programs and even 100% LTV FHA where the same lender gives you a loan for the 3.5% down payment. Hi Ty, 

Congrats on making the move the South Florida! It's a great area that I think is poised for excellent returns. To your question--nicer areas are always going to have lower returns at least on paper. You are right to consider the cost of the extra issues that will come up in areas with higher returns however. Ultimately where to invest is just a personal decision based on your situation, goals and how much time you can put into it. 

Depending on where you are looking, I'd be happy to recommend a good realtor to work with. I'm also always available for any loan-related questions.
