@Joseph Cacciapaglia This property is very unique. It definitely catches the eye, and is professionally managed. However they don’t use a pricing software, but instead manage it themselves. They definitely provide amazing service and are only a few reviews away from super host status on Airbnb.

I am currently helping a client purchase an Airbnb which was pitched as having 70% occupancy at $200 per weekday and $350 on weekends. They also mentioned on average it nets about $4300 per month. When I do my math it looks more like they average 60% occupancy. I know how to find market rates for long term rentals and market occupancy, but I’m green when it comes to short term rentals. Any tips on how to write up a cash flow analysis? Specifically finding average vacancy and market rent would be a huge help. This unit is 3 bedrooms 2.5 baths, with 7 beds.

I’m in the Charlotte market and I’m having a hard time finding 2-4 unit apartment buildings for sale. I’ve been considering direct mail, but I have a few questions.

How many should I expect to send to find a deal?

Where can I find a list of owners?

What filters should I use for the list?

I am interested in building a duplex or 4-plex to “househack” and would like to get an idea of cost to build. I’ve done a quick search online and found some say $80 per sqft and some say $120 per sqft. Also what zoning would I need to be permitted to build a duplex vs a 4-plex?
