@Matt K. I will definitely have to speak to a lawyer and a lender to see if I can overcome those obstacles.

I found four SFHs all next to each other on the same street with the same owner. I was wondering if I could bundle these four properties as a four-plex to use a 3.5% down FHA loan to "house hack." Has anyone tried this or something similar?

@Jeremy S. Thank you so much for that breakdown of the system. Your experience shows in your ability to articulate the pros and cons of the system. As a rookie, how can I appropriately screen tenants for stability outside of there criminal and evictions records?

Thank you for the tip @Jonathan R. I'll be using that line when I speak to my potential partner later today!

@Jonathan R. Do you find it is harder for you to get equity partner on a section 8 property, and how do you present the investment to minimize the perceived risk (without being dishonest or misleading)?

@Thomas S. What do you think of the 600 mark suggested by Mr. Calloway and Ms. Braxton?

@Ryan V. What do you think of the High Point area as far as rentals?

@Chris Ayers Unfortunately I have not been able to find any deals in the Mooresville area. I'm currently doing some market analysis on the High Point area. It seems that the city is taking some strong steps toward cleaning up the south-side through their partnerships with Habitat for Humanity, Operation In As Much, BNC community development, and CHDO construction.

Thank you @Wes Woodhouse, I hope to achieve my goal of owning a rental property before I turn 20 without too many costly oversights.
