I found some comps in the area I’m interested in around $1100-1300. If I can keep it at or below $120 per sqft I believe it will be worth the risk.

I am interested in house-hacking a fourplex, but to find a deal that makes sense is very difficult. I am curious about the possibility of creating my own deal. Here are the specifics of what I want to build:

2 bedroom 2 baths (or 1 bath if it makes a significant difference in price)

~800 sqft per unit

Located in Charlotte within 15 minutes to the center city (not west of 77)

Vinyl siding

B or C class finishes.

If I'm missing anything let me know, and thank you for the help!

@Account Closed I did some napkin math and it adds up to 900-1000 sqft of siding, and ~2,200 sqft of painting

Hey BP!

I found a smoking deal on a SFH, and I want to be sure I don't let the idea of cash flow blind me. The only question I know I should ask before putting the offer in is, "why are you selling." Thank you for the help!

Hey BP!

I found a smoking deal on a ~830 sqft house, but it has asbestos siding and may have lead based paint based on the year it was built (1956). Roughly how much would it cost to remove those two quirks? The purchase price gives us the opportunity to sink 5-10k into the renovation, but I want to be sure it wont be more then that. Thank you!

I have been interested in investment real estate for about a year now. When I got my first taste of the power of investing in real estate I couldn't get enough. I listed to as many BP podcasts as I could (even listed to a few of them more than once.) I decided to get my real estate brokers license so I could help people do what I love, but I found a mentor who worked in residential. I didn't think I would be able to find another opportunity like this so I hung my license with his team. I have been working residential sales for about two months now, and I hate it. I want to get back to learning as much as I can about investing and helping others invest.

How could I (or should I) go about making this switch? Any and all advice is appreciated!
