I should also note, using the average cap around here of 9 or 10%, that puts this buildings value at 1.3M Do lenders look at the actual value rather than purchase price?

Spoke with the owner of this multi tenant office building in my area, its off market but they are looking to sell privately for 1 Million.  It is fully leased and all expenses are passed onto the tennants, brings in 120k anually ...  So heres my question... I do not have the cash for 25% down on something like this but would love to scoop this up somehow.....

Do banks consider the portion of seller financing towards the required 25% down? ( I have about 5% cash and the seller may consider taking a 20% note.   This would still net 2K cash flow after mortgage payments.   Seems like a crazy amount of debt to carry but the property has an excellent history of cash flow... )

Any other thoughts ideas on this?  I'm going to call some local banks tomorrow.  Thanks!!
